It Begins!

Well alot of you know how much I have been harping on about our renovation. Well its finally on its way!

TIMELINE:

September 2009 - meet with draftsman to discuss ideas. Tell him we want to build a 2nd story addition. There will be 3 bedrooms, a teenage 'retreat' a bathroom and a crap load of storage!

January 2010- Draftsman comes back with plans ($1600) - tweak them a little, submit to the engineers ($2500)

January 2010 - request soil report and energy report ($700) and certificate of title from Council ($87)

Feb 2010 - start getting quotes from builders - our addition has been quoted at approx $200,000. We are told that we will need to move out of our home for the work to take place.

March 2010 - we decide that we over budgeted and cannot afford to build up or move out and we re-plan an alternative

July 2010 - get the draftsman back out and explain to him that we have changed our mind about the addition and would like to build out and spend some extra money renovating some of the other rooms as well. New plans are drawn up ($1200)

August 2010 - the plans come back, we like them and submit them for final drawings.

September 2010 - We decide that we need to make some changes to the plans ($70) We make changes to the plans. Submit them again for final drawings.

November 2010 - We get another soil report and energy report ($700)

December 2010 - Business's shut down for Xmas period. Nothing happens for a month.

January 2011 - We employ a Surveyor ($2000). He advises that we need to apply for Owner Builder Consent ($87) Apply for Certificate of land and title again ($80)

February 2011 - The surveyor informs that as our house is subject to flooding, we need to apply to the council for another permit, to give us consent to build. ($230)

March 2011 - The Surveyor informs that he will grant us the permit to Owner Build.

March 2011 - The demolision of the deck begins,

The Plans - To build an additional 3 bedrooms. 2 kids bedrooms with walk in robes, one master with ensuite and walk behind robes. All 3 bedrooms will have double doors opening to the deck. (still consdering built in spa on deck) 2 bathroom renovations, a kitchen renovation with gloss white theme and a huge walk in pantry to house appliances, a laundry renovation, a front yard renovation, a new fence, new flooring throughout the house, new paint job in all rooms, colourbond roofing, rendering the whole house, a new study with a huge wall unit to house 3 workstations and lots of storage. A guest master bedroom/play room/teenage retreat, not sure yet. all doors in house to be replaced

Expected completion time 6-8 months.

Cant wait to show the progress of our dream home throughout this blog. I cant beleive this is finally happening!! Sooo excited and feel really lucky that I have my Dad to do alot of the work and lots of friends that with their skills, will make this dream come true. MASSSSSSIVE reveal party planned for October, My Birthday.
